There is not much effect on the interiors either way, and exteriors are usable even in light rain. If you check the box, photographer will check weather for initial scheduling and cancel the shoot if needed - the agent will need to reschedule with the sellers. Do NOT check this box if you need shots quickly for MLS.

Billing/Cancellation/Reshoot Policy

Service and Price:

Standard HomeShoot	1/2Hr on-site, 10-12 photos	$79.95	Recommended for up to 2,100 sq. ft.
Deluxe HomeShoot	3/4Hr On-site, 13-20 photos	$94.95	Recommended for up to 3,500 sq. ft.
Distinctive HomeShoot	1Hr On-site, 20+ photos	$109.95	Recommended for over 3,500 sq. ft.

* You can order a smaller service for a larger home, limiting the number of shots to 10.
* You can order a larger service for a smaller home, getting extra shots of interior and/or exterior.
* All Pricing includes mileage up to 20 miles from the Hennepin Ave. Mississippi River bridge.(Measured by Mapquest.)
* Additional Mileage is billed at $1.50/mile (Includes drive time, gas, overhead)

Once a shoot has been setup and confirmed, it is the responsability of the agent to cancel or reschedule if the property will not be accessable or not in proper shooting condition. You may cancel or reschedule up to 4hrs. prior to the currently scheduled shooting time with no penalty. The property will be shot in the condition it is found at the time of the scheduled shoot. If there is an obvious problem with condition, the photographer will attempt to call the agent from the property. If the shoot is aborted, a 50% trip charge will be billed. If exteriors-only are possible, they will be shot and billed at $50 plus any additional mileage.

It is the responsability of the agent to provide proper access info. If lockboxes are missing, wrong combo, owner/renter not home to let in or won't allow access, etc. - exterior-only will be shot for $50 plus any additional mileage. Meeting agent at the property is not required and discouraged to allow scheduling flexibility, but allowed if required. Photographer will wait up to 1/2hr if agent is late and assess additional $12.50/15min. if total shooting appointment exceeds 30 minutes. A %50 trip charge will be billed for agent no-show only if there is no access to the property without agent present.

Quality photography is guaranteed! Staging is not the responsability of the photographer. Reshooting will be billed as new work to show changes to the property such as new paint or carpets, remodeling, redecorating, re-staging, etc.

Seasonal re-shoots are not included but a discount rate will be given for multiple property seasonal exterior re-shoots.
